ServicesRoof Leak Repair
Roof Leak Repair in Los Alamitos
A ceiling stain rarely sits under the actual hole. Water slips past one part of your roof, runs along the deck or a rafter, and drops somewhere else. We trace it back to the entry point, show you what failed, and repair that part so the leak stops.

We Repair the Source, Not the Stain
Leaks usually begin where materials meet, not in the open field of shingles or tile. Pipe boots, sidewall step flashing, chimney counterflashing, skylight curbs and valleys are the joints where sealant and rubber age fastest. Sun wears neoprene pipe collars down until they split, and the first strong winter storm gets through the opening.
A leak repair makes sense when the roof still has years left and water is entering at one or two specific places. If the underlayment is worn out across the whole slope, we tell you directly and explain where roof repair ends and roof replacement begins. Either way, you get a free written estimate before work starts.
What Our Leak Repair Covers
- Attic and interior tracing
- We go into the attic with a light and a moisture meter and follow water stains on the decking and framing uphill to where they start. Damp insulation and dark nail tips tell us how long the leak has been active.
- Controlled water testing
- When the leak only shows up in rain, we run a hose on one section of the roof at a time, starting low and working up. That isolates the entry point instead of guessing.
- Flashing and pipe boot repair
- Cracked boots get replaced, not smeared with roof cement. Loose or rusted step flashing and counterflashing are reset or replaced and lapped correctly so water sheds over them.
- Tile lift and underlayment patch
- On concrete or clay tile, the tile is usually fine and the felt underneath has failed. We lift the tiles, replace the underlayment in the affected area, swap any cracked pieces and reset the rest.
- Decking repair
- If plywood or old plank sheathing has gone soft from a slow leak, we cut out the rotted section and install new decking before the roof goes back on.
- Photos of what we found
- You see the cracked boot, the gap in the flashing or the rotted board, so you know what you paid to fix.
Signs Water Is Getting Past Your Roof
Brown rings on the ceiling
Water stains that grow after each rain mean an active leak. The stain may be several feet from where the water actually enters.
Drips during or after rain
Dripping at a light fixture, vent grille or along a wall is water that has already soaked the insulation above.
Musty smell in the attic
Repeated small leaks keep the decking damp, which leads to mildew and a stale smell long before you see a stain below.
Peeling paint at eaves or fascia
Bubbling paint or dark streaks at the roof edge can point to water running under the drip edge or behind a gutter.
Daylight through the deck
If you can see light around a vent pipe or chimney from the attic, rain can get through the same opening.
How a Leak Repair Visit Runs
- 1
Free inspection
We look at the stain inside, then the attic, then the roof. You get our findings and photos before anyone talks about price.
- 2
Written estimate
We write up the entry point, the repair and the materials line by line. If the roof needs more than a repair, the estimate says so and why.
- 3
The repair
We protect plants and walkways below, open the roof at the source, fix what failed and close it back up with matching shingle or tile where it is available. Most single-point repairs are done in one visit.
- 4
Cleanup and check
Old materials and nails are picked up from your yard. When it makes sense, we water test the repaired area before we leave.

What Affects the Price of Fixing a Leak
We price a leak repair on what must be opened to reach the source and what turns up once it's open. A free written estimate follows the inspection, and we explain any change before doing more work. Financing is available through Service Finance Company, subject to credit approval.
- Type of roofing
- Asphalt shingles come apart and go back together fast. Tile must be lifted and reset by hand, and broken pieces have to be matched, which adds time.
- Where the leak is and how we reach it
- A pipe boot on a low slope you can walk is easier than flashing along a two-story wall or in a steep valley.
- Damage out of sight
- A leak that went on for months can rot decking or framing, and that only shows once the roof is open.
- How many places leak
- Older roofs can leak at more than one point. We list each entry point on its own line so you can see what each costs.
Questions About Leak Repair
Something not covered here? (562) 374-8848
Can you track down a leak on a dry day?
Most of the time. Water leaves marks and soft areas on the decking that stay visible from the attic. If the source still isn't clear, we hose the roof one section at a time until the leak appears.
Will a repair last, or is it time for a new roof?
When the leak is at a boot, a flashing or a small patch of underlayment and the rest of the roof is solid, a repair holds up well. If the underlayment is brittle or shingles are failing across entire slopes, we'll show you photos and explain why a patch would just push the leak to a new spot.
Does homeowners insurance pay for roof leaks?
That comes down to the cause. Policies generally cover sudden damage, such as wind lifting tiles, but not aging and wear. We work directly with your insurance claim by documenting the damage and meeting the adjuster, who makes the coverage call.
Is a permit needed to fix a leak?
Minor fixes to flashing, boots or a small area of roofing usually don't require one. Bigger jobs, like redoing an entire slope, often do. We tell you which case yours falls under and take care of the permit when it's needed.
