About Los Alamitos Roofing

We are a local roofing company working on the kinds of houses that fill this part of the county: single-story and two-story homes built mostly in the 1950s and 1960s, many with concrete tile, composition shingles or a low-slope patio cover tied into the main roof. These roofs share weak points. Original underlayment beneath tile wears out long before the tile does, and the marine air drifting in from the coast slowly rusts nails, drip edge and older galvanized flashing.

Long, dry summers bake shingles until they curl and lose granules, then the first winter storms find every gap. Knowing that pattern lets us check the right spots quickly and give you a straight answer about what your roof needs now and what can wait.

How a Roof Job Runs

From the first phone call to the final inspection, here is what happens and when.

  1. 1

    Free inspection on your roof

We walk the roof, check the attic for daylight, staining and ventilation, and photograph flashing, valleys, vents and edges. You see what we see.

  2. 2

    Written estimate and options

We explain the findings and give you a line-item estimate. Where both make sense, we price a repair and a replacement side by side so you can weigh them.

  3. 3

    Permit and scheduling

For a reroof, we pull the permit and plan the work for dry weather, avoiding the winter rain window wherever the schedule allows. You know the start date and what to expect each day.

  4. 4

    Tear-off, build and cleanup

We remove the old roof, repair the deck, then install underlayment, flashing, ventilation and the finished roofing. The yard is swept and checked for nails before we leave.

  5. 5

    Final inspection and walk-through

The city inspector signs off on permitted work, and we walk you through what was installed and what to watch for over the coming years.

How We Work on Your Roof

Roofs in this area tend to give out in the same few spots, and that is where we start. You get the cause explained in everyday terms before price comes up.

We name the exact part that broke

A ceiling stain just tells you water found a way in. We follow it back to where it started, whether that's a lifted pipe boot, a rusted valley or tile underlayment split under the battens, and explain what failed and why.

A straight answer on fixing or replacing

Many roofs only need fresh flashing or a patch of new underlayment, not a full tear-off. When a repair will hold, we tell you and quote it. When the deck or underlayment can't be saved, the photos show you why.

Every cost on its own line

Our free written estimates list tear-off, decking, underlayment, flashing, ventilation, roofing material, permit and disposal separately. You can see what makes up the total and hold other bids up against it line by line.

Plain help with claims and payment

We work directly with your insurance claim and record the damage in photos and measurements for your adjuster. Financing is available through Service Finance Company, subject to credit approval. Se habla español, so English or Spanish both work.

Care for your yard and house

Before tear-off begins, tarps go down over the plants and ground under the eaves. Each day ends with a rolling magnet passed across the lawn and driveway to collect loose nails.

What Changes the Cost of a Roof

Two homes with the same footprint can come in at very different prices. It depends on the roofing on top, the condition underneath and how hard the roof is to get to. These are the things we measure and the reasons they count.

The free inspection gives us the measurements and photos we need, and the free written estimate after it shows each line before anything goes on the calendar.

Size and steepness
Pricing is per square, meaning 100 square feet of roof. A steep roof takes more safety setup and slows the crew down, so each square costs more than on a low slope.
Which roofing you pick
Asphalt shingle, concrete tile, clay tile and low-slope membrane all differ in material and labor. Keeping good tile and only replacing the underlayment under it can shift the price a lot.
Shape of the decking
Many older homes have plank sheathing, or plywood weakened by slow leaks over the years. We can't see all of it until the old roofing is off, so the estimate shows a per-sheet price for new decking from the start.
How much comes off
Two layers of shingles, or shingles laid over old wood shake, mean more labor and higher dump fees to get down to the deck.
Flashing, vents and trim work
Every chimney, skylight, solar mount, valley and wall joint needs its own flashing. The more of them a roof has, the more careful hand work it takes.
Permits and energy rules
Reroofs require a city permit and inspection. On some roofs, California's Title 24 energy rules also set reflectivity requirements, which narrows the materials you can choose.

Where We Work

Our home base is Los Alamitos, California. Beyond the city, we take on roofs in Rossmoor, Seal Beach, Cypress, Garden Grove, Westminster and Stanton, and also in Buena Park, Lakewood, Cerritos and Artesia. Homes in these towns tend to share similar ages, materials and coastal weather, so every one gets the same careful inspection.

Questions We Hear From Homeowners

Something not covered here? (562) 374-8848

Do you really charge nothing for the inspection?

Correct. Looking over the roof and attic, taking the photos and walking you through them costs you nothing. The written estimate that follows is free as well, and you owe us nothing if you decide not to go ahead.

Why would a tile roof leak when no tiles are broken?

Concrete and clay tile turns away most of the rain, but the felt underneath does the actual waterproofing. With age that felt dries, gets brittle and splits along the battens, so water reaches the deck even though the tile never moves. The usual repair is to take the tile up, put down new underlayment and flashing, and set the same tile back.

How do you choose between a repair and a new roof?

We look at the deck and underlayment first, then gauge how much of the roof has worn out. One split pipe boot or a single open flashing seam gets fixed on its own. Soft sheathing in several places, old layers stacked up or underlayment failing across the roof means a patch won't hold, and replacement is the smarter spend. You see the photos, and if both options are reasonable we price them next to each other.

Can you help me with an insurance claim?

Yes, we work directly with your insurance claim. We measure and photograph wind or storm damage and can be there when the adjuster visits so they see the same evidence. Coverage is your insurer's decision, and we explain each step as it comes.

Will I need a permit for a new roof?

Yes. A full reroof calls for a city permit and a final inspection, and pulling it is part of our job. Minor repairs generally don't need one. State energy rules can also limit which roofing products qualify, and we go over that when you pick materials.

Is there a warranty on a new roof?

Qualifying roofs can carry a GAF System Plus manufacturer limited warranty. Before you decide, we let you know if your job qualifies and what the warranty covers.

Can I finance the work?

Yes, financing comes through Service Finance Company, subject to credit approval. We cover the details when we review your estimate.

What time of year is best for a reroof around here?

Late spring into early fall, because our rain mostly arrives in winter. Winter reroofs still happen between storms, and we dry the roof in before leaving each day.
